  • Application Rental Policies and Fees

    Please read the following information before applying. Policies and procedures will be followed and no exceptions will be made after application(s) is submitted.

    • $35 non-refundable application fee - Including cosigners

    • Any and all persons living at the property 18 and above are required to submit their own application, and sign the lease upon approval

    • If applying with a cosigner they must also submit an application and application fee

    • A holding fee and application fee(s) are due when application(s) are submitted

    • Application process includes: credit check, background check, income verification, and rental history

    • Applicants must have favorable credit and background history, a minimum of 2 years rental history or mortgage history, strong employment, and be able to provide proof of 3X the rent for monthly income

      At the time of Application process, any monies paid in addition to the application fees will be deposited by Pocatello Property Specialists, LLC and held in consideration for the dwelling being taken off the market. If applicant does not qualify and is denied, all monies will be refunded (excluding non­ refundable application fees). If applicant is approved and a lease is entered into, any monies paid in the form of a holding fee will be applied toward the security deposit per lease requirements.

      If approved, you will be contacted with pre-lease instructions which must be completed prior to lease signing. The pre-lease instructions and lease sign date deadline is 2 weeks from approval date. If you fail to sign your lease agreement by the deadline date, the property will be placed back on the market and a

      $300 break fee will apply. If approved and the applicant withdraws after approval notification for any reason, the applicant will be charged a $300 cancelation fee. Tenant acknowledges that in addition to monthly rent they will be charged and responsible to pay a monthly account maintenance fee of $10.00 to be paid with the rent the 1st of every month as part of their lease agreement.

      In the event applicant is denied or chooses to cancel application the holding fee will be returned (less the break fees listed above) in the following time frame:

      A refund will be mailed out within 10 business days from the denial or cancel of application
