    Please read the following information before applying. Policies and procedures will be followed and no exceptions will be made after application(s) is submitted. We comply with the Fair Housing Act in addition to state and local fair housing laws. • $35.00 per person, non-refundable application fee • Any and all persons living at the property of the age 18 years and above are required to submit an application and sign the lease upon approval • A co-signer must also submit an application • A holding fee and application fee(s) are due when application is submitted Application screening process includes: • Credit check • Criminal background check • Previous rental history or mortgage history • Income must be at least 3 times the monthly rent to qualify At the time of application process, any monies paid in addition to the application fees will be deposited by Pocatello Property Specialists, LLC and held in consideration for the dwelling being taken off the market. If applicant does not qualify and is denied, all monies will be refunded (excluding non-refundable application fees). If applicant is approved and a lease is entered into, any monies paid in the form of a holding fee will be applied toward the security deposit per lease requirements. If approved, you will be contacted with pre-lease instructions which must be completed prior to lease signing. The pre-lease instructions and lease sign date deadline is 2 weeks from approval date. If you fail to sign your lease agreement by the deadline date, the property will be placed back on the market and a $200.00 break fee will apply. Tenant acknowledges that in addition to monthly rent they will be charged and responsible to pay a monthly account maintenance fee of $5.00 to be paid with the rent the first of every month as part of their lease agreement. If approved and the applicant withdraws after approval notification for any reason, the applicant will be charged a $200.00 cancelation fee.
